Planning

Our planning process emphasizes several “best practices” of the industry. It employs a concentrated work session format with the client to allow total communication between different arms of the client, the design and construction team. Invariably clients are more comfortable with decisions and more willing to make compromises based on direct participation.

The format also emphasizes a complete range of expertise brought in at the initial concept development. Members of the team are comprised of planners, designers and builders providing input regarding demographics, design details and constructability simultaneously. This allows for true comprehensive cost management where it is most effective – during the first 20% of the planning and design process.



BuildTrue Process

The BuildTrue Process recognizes the need for timely construction-side input to provide cost control expertise. The process also recognizes the need for timely design-side input to provide tailored design, constructible and budget conscious solutions. Finally, the client provides key direction for the entire team. This interactive approach from the outset allows for cost control AND scope control.

The process begins with a comprehensive two to five day work session at the client’s location. The work session, following a specific format, results in a client-approved design and budget. The client then receives updates at agreed upon intervals throughout the design, bid, and construction processes. A key aspect of the process is the development of prioritized design alternatives coupled with cost contingencies. These components can be adjusted at any point based on client need.

The BuildTrue Process has proven to be very successful, allowing accurate budgeting & project delivery.

(Quality Control) Our team is known in the construction industry for producing very accurate drawings and specifications. This is due to a teaming process which applies cross-discipline document checking from the construction side during the design process. This is also due to the fact the team has designed numerous projects on a continual basis.

(Schedule Control) The team defines a schedule at the outset of the project with all three key participants of the project present. The schedule can take into account every major area of concern from the start. By teaming, the design can be altered to accommodate the construction process and vice versa—again, at the beginning of the project. This minimizes later disappointments. The schedule is then monitored monthly during the entire duration of the project.

BuildTrue Delivery Process

The BuildTrue process begins with an experienced designer and builder who are experienced with each other and the building type. The BuildTrue process features a work session format to define the design and budget in the initial days of the project. A work product of the work session is to create a design template and budget template which are then used as points of reference during the remainder of the project.

“WorkSession” Process

Finally a Construction Budget is defined, allowing the client to know the construction cost will not exceed the defined amount unless the scope is changed. This process moves the client through the planning process and cost estimation in a matter of days rather than months.

SpiritArchitecture has developed a four part process intended to provide key data for planning committees. The four parts are Needs Assessment, Facility Programming, Concept Design and Definite Construction Budget.
